A garage door has more moving parts than most people realize — springs, cables, drums, rollers, hinges, tracks, brackets, seals, and an opener with its own drive mechanism and safety systems. Most of those parts wear out quietly until something fails.
What a Maintenance Visit Covers
- Spring inspection: measure wire diameter and turns, check for wear or corrosion, assess remaining cycle life
- Cable inspection: check for fraying, kinking, or uneven tension between sides
- Roller inspection: check for cracking (nylon) or wear (steel), replace if needed
- Track alignment: check gaps between rollers and track, look for bends or loose mounting hardware
- Hinge and bracket check: tighten any loose fasteners before they cause a panel crack
- Lubrication: springs, rollers, hinges, and track with the right lubricant (not WD-40)
- Bottom seal: check condition, replace if cracked or pulling away from the door
- Opener test: check force settings, reverse sensitivity, safety sensor alignment, battery backup (if equipped)
- Balance test: disconnect opener and manually lift the door halfway; it should hold position within a few inches
How Often
Once a year for most homes. If the garage is heavily used (4+ cycles daily), twice a year. The maintenance visit costs a fraction of an emergency call, and it catches the things that become emergencies.
