What the lifecycle looks like in this climate
A residential garage door opener in Richmond typically runs 10 to 15 years. Chain-drive units tend to hit the upper end if lubricated annually. Belt-drive models often fail sooner — 8 to 12 years — because the belt stretches, cracks, or shears teeth in damp, unheated spaces. Screw-drive units are rare now; the ones still running are usually past 15 years and noisy enough that the homeowner has already planned replacement.

How to tell this problem apart from the door itself
The opener gets blamed for things it did not cause. Before you order a replacement, isolate the operator.
Pull the red emergency release handle. Lift the door manually. It should move smoothly, stay put at halfway, and require no more than 15 pounds of force. If it binds, jumps, or crashes down, the problem is spring tension, roller condition, or track alignment — not the opener. Forcing a heavy door with a worn opener strips the drive gear in one afternoon.
If the door moves fine by hand but the motor hums and does not turn, the capacitor or the start winding has failed. If the motor runs but the trolley does not move, the drive gear is stripped — common on chain-drive units past 12 years. If the trolley moves but the door does not, the coupler or the chain/belt has broken or come off the sprocket.

Quick opener checks homeowners can do safely
You need a step ladder, a flashlight, and ten minutes.
- Power and breaker. The opener plugs into a ceiling receptacle. GFCI trips are common in Richmond garages because of moisture. Reset the outlet. Check the panel.
- Safety eyes. Each lens should show a steady LED — usually green on the sender, amber or green on the receiver. If one is blinking or off, wipe the lens with a dry cloth. If it still blinks, loosen the wing nut and pivot the bracket until both LEDs are solid. Tighten. Test with a 2×4 in the path.
- Chain or belt tension. Chain should sag about half an inch at mid-span. Belt should have no visible slack. Adjust at the trolley bolt if needed. Do not over-tighten — it loads the motor bearings.

- Battery backup. If the unit has one (LiftMaster 8500W, 87504, Chamberlain B970), unplug the opener and try the wall button. If it fails, the 12V 5Ah SLA battery is dead. Replace it. Do not run without it — the logic board expects the backup circuit.

Where it stops being a DIY job
Torsion springs are not the only thing that can hurt you. The opener’s capacitor stores a charge after power is removed. The logic board has trace-width spacing — a slipped probe shorts the processor. The trolley carriage bolts to the header bracket with lag screws into the header joist. If that joist is rotted — common in Richmond garages where the roof leaks onto the header — the opener rips out under load.
Replacing a drive gear means splitting the motor housing, pressing off the old gear, pressing on the new one, and reassembling without pinching the limit-switch wires. If the motor hums and the shaft does not turn, the start capacitor or the centrifugal switch is gone. If the motor runs hot and trips the thermal overload after three cycles, the windings are shorted. Both are motor replacement. At that point, the labor equals a new opener.

Replace the door rollers before they seize. Nylon rollers with sealed bearings run quiet and reduce the load on the opener motor. Steel rollers without bearings grind the opener into an early grave.
