Insulation
For an attached garage in Metro Vancouver climate, we recommend a door with at least R-12 insulation value. An insulated door keeps the garage cooler in summer, reduces condensation in winter, and runs quieter. The price difference over a non-insulated door is modest; the long-term difference is meaningful.
What the Process Looks Like
1. We measure the opening, width, height, headroom, side room, and depth.
2. We confirm what opener the door requires (or whether your existing opener is compatible with the new door weight).
3. We order through our supplier. Lead time varies by door model, typically 1-3 weeks.
4. Installation day: remove old door and hardware, install new door sections and spring system, install or reinstall opener, test and adjust travel limits.

Measuring for a New Garage Door Installation
We measure before anything is ordered, because a door that is off by a little never runs right. We take the width and height of the opening, the headroom above the opening, the backroom from the opening to the back wall, and the side room on each side for the track and springs. We also note anything in the way, such as a beam, a duct, a light or a storage rack, and whether the floor is level across the opening.
Choosing Insulation for a Lower Mainland Garage
If the garage is attached to the house, has a room above it or doubles as a gym or workshop, an insulated door makes a noticeable difference to comfort and noise. Insulated steel doors are also stiffer, so they dent less and run quieter. For a detached garage used only for a car, a non-insulated door can be the sensible choice. Built for Rain and Coastal Air
Around here the weather is wet more than it is cold. We pay attention to the bottom seal and the weatherstrip on the sides and top, so rain does not blow in under the door. Near the water, we suggest finishes and hardware that stand up to salt air.
Removal, Disposal and the Opener
A new garage door installation includes removing the old door, track and springs and taking them away. If your opener is in good shape, we reconnect and re-adjust it for the new door, which will have a different weight. If it is near the end of its life, it often makes sense to replace it at the same visit.
Strata Approval
In townhome and strata complexes, the colour and style of garage doors are usually controlled by the bylaws. Check with your strata or property manager before ordering. We can supply the door specifications they ask for.
