You just bought a house in Metro Vancouver, and the garage door is now your problem. The good news: a garage door is a simple machine, and most of its failures are predictable. The bad news: nobody tells you what to look for until something breaks.

What physically happens when you press the button
A garage door is a counterweight system. The opener provides the pull, but the springs do the real work. Without that stored energy, the opener would need to lift the full weight of the door. It would burn out fast.
The cables attach at the bottom bracket on each side of the door, run up through the track system, and wrap around the cable drum on the torsion shaft. When the spring twists, the cables pull the door upward evenly. When the spring unwinds, the door lowers under control.
The opener itself is a motor that turns a chain, belt, or screw drive. It pushes or pulls a trolley along a rail. That trolley connects to the door through an arm. Start with the easiest thing and work your way up. You do not need tools for the first three checks.
1. Test the auto-reverse. Place a piece of wood ā a 2×4 works ā flat on the floor in the center of the opening. Close the door. It should hit the wood and reverse within two seconds of contact. 3. Listen. A quiet door is a healthy door. Squeaking means the rollers need lubrication. Grinding means the opener gears are wearing. 4. Lubricate the moving parts. Twice a year, spray the rollers, hinges, and spring with a silicone-based lubricant. 5. Check the balance. With the door closed, pull the manual release handle (the red cord). Lift the door manually. A properly balanced door should stay put at about halfway. The point where it stops being DIY
