The garage door on a townhouse isn’t just smaller. It shares a wall with a neighbour’s bedroom, sits under a strata bylaw, and often runs on hardware that has no room for error. This guide covers the constraints that show up on every townhouse call we run.

Strata approval before the truck rolls

Most Metro Vancouver strata corporations classify a garage door replacement as a common-property alteration. That means Form B, a council vote, and sometimes an acoustic report before anyone touches the tracks. Repairs — springs, cables, rollers, opener logic boards — usually fall under routine maintenance and don’t need permission. The line blurs when the track profile changes or the opener motor size jumps. If the spec sheet differs from what the building originally approved, treat it as an alteration and get the paperwork moving first. We’ve seen jobs stall for six weeks because the owner assumed “same size, same door” meant automatic approval. It doesn’t.

Shared-wall noise is a hardware problem

A standard chain-drive opener on a party wall wakes people up. Belt drive is the baseline fix. Jackshaft openers — mounted beside the torsion tube instead of on the ceiling — are quieter still because they eliminate the rail and trolley. If the strata bylaw specifies a decibel limit (some newer buildings cap it at 55 dB at the shared wall), ask for the test data before you buy. LiftMaster 8500W and 8500C models ship with that data. Chain drives don’t.

Nylon rollers with sealed bearings cut 60 percent of the track rumble compared to steel. Ten rollers per door. Swap them all at once; mixing old steel with new nylon creates a harmonic that sounds worse than either alone. While the door is down, check the hinge grade. Townhouse doors often carry 11-gauge hinges on 14-gauge panels. Upgrading to 14-gauge hinges on the intermediate stiles stiffens the panel and drops the drum noise another few decibels.

Compact hardware, tighter tolerances

Low-headroom track (4 to 6 inches of clearance) is standard on townhouses built after 2000. The radius is tighter, the cable drums are smaller, and the spring inside diameter drops to 1 3/4 inches. That means:

  • Springs cycle faster. A 10,000-cycle spring on a standard-lift door lasts seven to nine years. On low-headroom it’s often four to five.
  • Cable fray happens at the drum groove, not the bottom bracket. The tighter bend radius work-hardens the wire.
  • Rollers jump the track more often because the horizontal track is shorter and the curve is sharper.

When we replace springs on these doors we use 25,000-cycle wire as standard. The labour is identical; the wire cost difference is negligible. If a tech quotes 10,000-cycle on a low-headroom townhouse door, they’re either using commercial stock or they don’t know the cycle math.

Clearance traps unique to townhouses

The driveway-side clearance is often 12 inches or less between the vertical track and the property line fence. That changes how we work:

  • We can’t spread the tracks to remove a torsion spring assembly. The spring comes off the tube in place, wound down with bars, then slid off the end bearing plate.
  • Opener rail installation on a jackshaft unit needs 3 inches beside the torsion tube. If the drywall returns tight to the tube, we cut a 4-inch access panel, mount the motor, then patch. It’s cleaner than forcing a rail opener into a ceiling that has 2 inches of headroom.
  • Photo eyes must sit 6 inches above the floor. On a sloped townhouse slab that measurement is taken at the highest point of the door opening. Mount them lower and the beam misses the tire of a low-slung car; mount them higher and a toddler crawls under.

Wind load and the strata factor

Coastal townhouses in Richmond, Steveston, and North Vancouver often need a W4 or W5 rated door. The strata’s master insurance policy may require it. A non-rated door that blows in during a November windstorm voids the building’s claim. The label on the door’s interior stile lists the design pressure. If the label is painted over or missing, assume the door is unrated. Replacing it with a rated section is an alteration — back to Form B.

Maintenance schedule that matches the reality

  • Monthly: disconnect the opener, lift the door manually. It should stay at waist height. If it crashes or flies up, the spring balance is off.
  • Quarterly: wipe the photo-eye lenses with a dry microfibre. Condensation on the interior lens is the number-one cause of “door won’t close” calls in January.
  • Annually: lubricate the torsion spring coils with a light silicone spray. Not the track, not the rollers — the spring. The coils rub each other every cycle. Dry coils snap sooner.
  • Every two years: have a tech check cable drum set-screws and bearing plate lag bolts. Vibration from the shared wall loosens them faster than on a detached garage.

When to call

  • Spring gap visible between coils — the spring is broken. Door will not move. Do not try to lift it.
  • Cable off the drum or frayed at the bottom bracket — the door will cock sideways and jam.
  • Opener hums but trolley doesn’t move — stripped gear or logic board. Belt drives give warning whine first; chain drives just stop.
  • Door reverses 6 inches off the floor — usually a photo-eye alignment drift from seasonal slab movement.
