Most homeowners call for a tune-up because the door is making a new noise or moving slower than it used to. The real value is catching the wear that hasn’t announced itself yet.

A proper tune-up is a systematic inspection of every load-bearing and moving component, followed by adjustment and lubrication to spec. It is not a spray-and-pray with a can of WD-40.

Springs and counterbalance

The torsion spring (or extension pair) does the heavy lifting. We check the wire size, inside diameter, and length against the door weight to confirm the spring is rated for the job. Undersized springs are common on builder-grade installs and they fail early.

We measure the gap between coils on a relaxed spring. A uniform gap means the temper is holding. A closed or uneven gap means the steel is fatiguing — it will snap, usually on the coldest morning of the year.

On extension springs, we inspect the safety cables running through the center. If a spring breaks without them, the metal becomes a projectile. We also verify the pulley bearings spin freely; a seized pulley shreds the cable in weeks.

Cable drums on torsion setups get checked for cracks at the set-screw flats and for groove wear that lets the cable walk off the drum. The cables themselves: we look for fraying at the bottom bracket loop and where the cable wraps the drum. A single broken strand means the cable is done. We replace it then, not on the next call.

Rollers, hinges, and track

Steel rollers without bearings grind metal on metal. They last maybe 10,000 cycles. Nylon rollers with sealed bearings run quiet and hit 20,000-plus. We spin each roller by hand. Roughness, wobble, or flat spots — out they come.

Hinges carry the door’s weight through the radius. We torque the lag bolts to spec. Loose hinges let panels shift, which binds the rollers in the track and peels the weather seal off the jamb. We also grade the hinges: #1 through #5 depending on position. A #2 hinge in a #4 location will crack the panel.

Track alignment is a feel thing. We run the door by hand, disconnected from the opener. It should glide without binding, clicking, or drifting. We tap brackets to true the verticals, check the horizontal angle (usually 1/8 inch drop per foot back), and confirm the flag bracket is solid to the jamb. Flag brackets that pull loose are the number-one reason doors fall off the horizontal track.

Opener force and limits

The opener is not supposed to muscle the door. It is supposed to guide a balanced door. We test the down-force by resting a 2×4 flat on the floor under the center of the door. The door must reverse on contact. If it crushes the wood, the force is set too high — or the door is out of balance and the opener is compensating.

Up-force gets tested by grabbing the bottom rail mid-travel. The door should stop and reverse with moderate resistance. If it doesn’t, the opener will bend the top section or rip the top roller brackets out.

Limits are set so the door seals at the floor without driving the top section into the header. We measure the gap at the bottom with a feeler gauge. Daylight means weather, pests, and heat loss.

Photo-eyes get cleaned, aligned, and tested at three heights: six inches, knee level, and waist level. Misaligned eyes are the most common reason a door won’t close. We also verify the wall console and remotes operate the door from inside and outside the garage.

Lubrication — what, where, and what not

White lithium grease on the torsion spring coils. It reduces coil-on-coil friction and quiets the “twang” on wind-up. Light synthetic oil on roller bearings, hinge pins, and pulley bearings. Silicone spray on the weather seal lips to keep them pliable through freeze-thaw cycles.

Never lubricate the track interior. It collects grit and turns into grinding paste. Never spray the nylon roller tires — solvent swells the material. And never use WD-40 as a lubricant. It is a penetrant and a cleaner. It dries out and leaves the metal drier than before.

The balance test that tells the truth

With the opener disconnected, we lift the door to waist height and let go. A balanced door stays put. It drifts down slowly if the spring is weak. It flies up if the spring is strong (rare, usually a wrong-spring install). A door that crashes down or rockets up is dangerous. The opener cannot fix a bad balance; it only masks it until the opener fails.

We also check the emergency release handle. It must hang no higher than six feet from the floor so a child can reach it. The red cord and handle must be intact — not knotted, not missing, not zip-tied to the track.

Hardware you don’t see

Strut bars across the top sections on wide doors (16 feet and up). We confirm they are bolted through the panel, not just screwed into the skin. Missing or loose struts let the top panel bow, which throws the whole geometry off.

Bottom bracket bolts. These take the full spring tension via the cables. We torque them. A loose bottom bracket strips the lag threads in the stile, and the cable comes off under load. That is a door-on-the-floor emergency.

Center bearing plate on torsion setups. The anchor bolts into the header must be solid. A plate that flexes when the spring winds will eventually tear out, dropping the spring assembly.

When a tune-up turns into a repair quote

We find things. A cracked roller. A cable with three broken strands. A spring with a closed coil gap. A photo-eye bracket bent by a broom handle. We show you the part, explain the failure mode, and give you a flat-rate price before we touch it. No surprises. You approve or you don’t.

If the door is 20 years old and the panels are delaminating, we will tell you a tune-up is throwing good money after bad. We don’t sell doors, but we will tell you straight when the repair bill approaches replacement cost.

What to watch for between visits

A new sound — grinding, popping, squeaking — is the door telling you something changed. A door that pauses mid-travel or reverses for no reason usually has a sensor or limit issue. A gap at the bottom corner on one side means the track has shifted or the cable is slack on that side.

Test the photo-eyes monthly. Wave a broom handle through the beam while the door closes. It must reverse instantly. If it doesn’t, disconnect the opener and call us.
