What Cold Actually Does to a Garage Door System

Metro Vancouver winters hover around freezing, but a clear January night can drop the slab to -5 °C before sunrise. That temperature shift changes every moving part on your door. Steel contracts. Lubricant thickens to paste. Nylon rollers lose flexibility. The opener motor, rated for a certain torque at 20 °C, suddenly faces 30 percent more drag. You press the button and the door either groans and stops, or does nothing at all. The problem is rarely one thing — it is the stack of small resistance increases adding up past the opener’s limit.

The Four Most Common Cold-Weather Failure Points

Torsion Springs Lose Stored Energy

A torsion spring is a coiled steel bar under extreme tension. Its job is to counterbalance the door’s weight so the opener only manages motion, not mass. Steel’s modulus of elasticity drops slightly in cold, but the real issue is coil bind. As the wire contracts, the active coils close up. The spring produces less lift force per degree of rotation. On a marginally sized spring — common on 1980s and 1990s Richmond builds in Broadmoor and Hamilton where original 10,000-cycle springs are still in place — that loss is enough to make a 180-pound door feel like 250 pounds to the opener. The motor stalls. The safety reversal triggers. The door sits on the floor.

Lubricant Turns to Glue

Factory white lithium grease on rollers, hinges, and torsion tubes is rated to -20 °C, but that rating assumes a clean surface. In a coastal climate, salt-laden moisture from the Fraser River mixes with the grease every winter. The emulsion thickens at higher temperatures than pure grease. By the time the thermometer reads -2 °C, each roller bearing is pushing through cold paste. Multiply that by ten rollers, four hinge points, and two bearing plates on the torsion tube, and the opener sees a continuous drag spike it was not sized for.

Photo-Eyes Frost Over or Misalign

The infrared beam sits six inches off the slab. Radiant cooling drops the lens temperature below the dew point fast. A micro-layer of frost scatters the beam. The opener sees an obstruction and refuses to close — or, if the door was already closed, refuses to open because the logic board requires a clear beam before it will even attempt a cycle. Wipe the lenses with a bare fingertip; skin warmth clears them for ten minutes. That is a diagnostic step, not a fix.

The Bottom Seal Freezes to the Concrete

Richmond slabs are often poured tight to the door bottom. A wet afternoon followed by a hard freeze bonds the vinyl astragal to the concrete. The opener pulls. The door does not move. The force setting ramps up until the reversal trips. You hear a loud thunk as the door hits the floor again. Forcing it with the emergency release rope often tears the seal, which then leaks water all winter.

What You Can Safely Check in Ten Minutes

  1. Disconnect the opener. Pull the red emergency cord. Lift the door manually to waist height. It should stay there. If it crashes down or feels heavy, the spring system is the problem — stop and call a tech. Do not re-engage the opener.
  2. Wipe the photo-eyes. Use a dry microfiber cloth. Check alignment: the small LED on each unit should be solid, not blinking.
  3. Inspect the bottom seal. If it is frozen, pour cool (not boiling) water along the joint to release it. Boiling water cracks cold concrete and ruins the seal’s memory.
  4. Check the rollers. Spin each one with a gloved finger. A nylon roller that does not spin freely is adding drag. Do not spray WD-40 — it washes out the remaining grease and attracts grit. Use a silicone spray rated to -40 °C or a PTFE dry lube.
  5. Test the opener force settings. Reconnect the opener. Run a cycle. If it reverses on the way up, the up-force is set too low for cold drag. The adjustment screw is on the motor head — quarter turn clockwise, test again. Do not max it out; that defeats the entrapment protection.

If the door operates manually but the opener still struggles after these steps, the motor gear set or logic board is likely worn past its cold-weather margin. That is a shop diagnosis.

Where DIY Stops and the Tech Starts

Torsion springs store enough energy to shear a ½-inch bolt. Adjusting or replacing them requires winding bars, a solid vise grip on the torsion tube, and a clear escape path. A slipping bar puts the tech in the hospital. We do not teach this. We do not sell winding bars to homeowners.

Extension springs on older single-car doors in Steveston and Terra Nova run alongside the horizontal tracks. When one snaps, it whips across the garage at 200 km/h. The safety cable threaded through the center prevents that — if it was installed. Many 1970s installs skipped it.

Cables, bottom brackets, and cable drums are under the same tension. A frayed cable that holds at 10 °C will snap at -5 °C because the steel is more brittle and the drum diameter effectively shrinks with the contracting cable.

What a Service Call Looks Like in January

We arrive with a heated van, low-temp silicone, PTFE dry lube, and replacement springs pre-calculated for your door weight and height. The process:

  1. Verify door weight with a calibrated scale — guesswork leads to wrong springs.
  2. Replace both torsion springs as a pair. Mismatched cycle life guarantees a second call in six months.
  3. Swap all nylon rollers for 13-ball-bearing steel rollers with sealed races. They roll at -30 °C without thickening.
  4. Re-lube the full system with synthetic low-temp grease on bearings and PTFE on the torsion tube.
  5. Reset opener force and travel limits to the door’s new balance point.
  6. Test three full cycles. Watch the motor amp draw on the second cycle — cold motors pull higher inrush current.

Preventing the Next Cold Snap Lockout

  1. Lubricate in October. Not November. Use PTFE dry lube on the torsion tube and silicone on rollers and hinges. Wipe excess — it attracts grit.
  2. Cycle the door once a day during cold stretches. A door that sits closed for three days develops flat spots on rollers and a frozen seal.
  3. Keep the slab dry. Squeegee meltwater away from the bottom seal each evening. A dry joint does not freeze.
  4. Upgrade rollers before they fail. Ten steel rollers cost less than an emergency Sunday call.
  5. Know your spring cycle rating. 10,000-cycle springs on a two-car family door last seven years. 25,000-cycle springs last eighteen. The price difference is forty dollars per spring. We install the higher cycle by default unless you specify otherwise.

Richmond garage door cold weather issues

Homes in Brighouse and Ironwood built during the 1990s strata boom often have 7-foot high doors on low-headroom track. The torsion tube sits close to the header. Spring replacement there requires a low-headroom winding technique — different bars, different clearances. We carry the hardware.

Older Steveston garages with 8-foot wide single doors frequently run extension springs because the headroom will not fit a torsion tube. Those systems need safety cables retrofitted if they were missed originally. We check every time.

Broadmoor and Hamilton properties on larger lots tend to have 16-foot double doors. The springs are heavier. The cables are thicker. The opener is a ½ HP chain drive at minimum. Cold drag on a 16-footer is double what a single door sees. Force settings that worked in October fail in January.
