The rollers on your garage door carry the full weight of the door — 150 to 300 pounds for a typical residential double — every time it moves. They run in metal tracks, cycle after cycle, year after year. When they wear out, the door does not just get noisy. It binds, it jerks, it chews up the track, and it forces the opener to work harder than it was designed to. In Richmond’s wet winters, the salt air off the Fraser accelerates corrosion on unsealed bearings. In the older neighbourhoods like Steveston and Broadmoor, where 1970s and 1980s doors are still running on original hardware, roller failure is one of the most common reasons a door starts acting up.
What a roller actually does
Each roller has a wheel — steel, nylon, or nylon with a steel hub — mounted on a stem that bolts to the door hinge. The wheel rides in the vertical and horizontal track. A standard 7-foot door has ten rollers per side. A 16-foot double door has twelve. Every open-and-close cycle puts each roller through a full revolution in the vertical track, then a 90-degree turn into the horizontal, then back. Ten cycles a day is 3,650 revolutions per roller per year. Most rollers are rated for 10,000 to 20,000 cycles. Do the math: on a busy household door, the rollers hit their rated life in three to five years.
The three roller types you will see in Richmond homes
Steel rollers, unsealed bearings. These came on almost every builder-grade door installed before 2000. The wheel is steel, the bearing is open metal-on-metal. They last 10,000 cycles if lubricated regularly. Without lubrication, the bearing seizes, the wheel stops turning, and it skids in the track — grooving the steel track and shredding the roller stem. You see these on original doors in Brighouse, Terra Nova, and the older sections of Ironwood.
Nylon rollers, unsealed bearings. Quieter than steel, but the same bearing weakness. The nylon wheel cracks with age and UV exposure. Once the wheel cracks, it catches on the track radius and the door jumps. Common on mid-2000s replacements in Hamilton and Seafair.
Nylon rollers, sealed ball bearings. The current standard for any door we install or service. The bearing is sealed against moisture and dirt. The nylon wheel runs quiet and does not mark the track. Rated 20,000 to 60,000 cycles depending on the brand. If your door was serviced or installed by us in the last ten years, this is what you have.
Sounds that mean roller trouble
Metal-on-metal grinding, constant through the travel. That is a seized steel roller skidding in the track. The track is being damaged every cycle. Stop using the opener.
Rhythmic thump-thump-thump, once per revolution. A flat spot on a nylon wheel, or a cracked wheel hitting the track joint at the radius. The door will shake at that point in the travel.
Squealing that changes pitch as the door moves. Dry bearings on steel rollers. Lubrication might quiet it for a week, but the bearing is already scored. It will come back louder.
A single loud snap, then the door runs crooked. A roller stem has sheared off. The door is now hanging on the remaining rollers and the cables. This is an emergency — the cables will fray and snap next.
Visual checks you can do safely
Disconnect the opener first. Pull the red emergency release handle. Move the door by hand. It should glide with one hand, no catching, no heavy spots.
Look at each wheel. Spin it with your finger. It should turn freely and stop gradually, not freeze or wobble. Check the tire: nylon should be intact, no chunks missing, no radial cracks. Steel should be smooth, not grooved.
Check the stems. The stem bolts to the hinge. Look for bending, rust jacking (rust pushing the stem sideways in the hinge slot), or the nut backing off. A bent stem throws the door out of alignment instantly.
Inspect the track where the roller runs. Bright shiny wear strips on the track’s vertical face mean the roller is skidding, not rolling. Grooves gouged into the track mean the roller has been seized for a while. The track may need replacement too.
Watch the door at the radius — the curve where vertical meets horizontal. This is where rollers take the hardest side load. If the door shudders, jumps, or makes a clunk only at the radius, the roller or the track radius is worn.
What gets confused with roller problems
Hinge wear. The hinge holes elongate over time. The roller stem wobbles in the slot. The symptom — door wobble, noise at the radius — looks like a bad roller. The fix is the hinge, not the roller. We replace hinges and rollers as a set on doors over 15 years old because the labour is the same.
Track misalignment. A track bracket loosened by vibration, or a jamb bracket pulled loose by house settling. The track moves, the roller binds. The roller is fine; the track is crooked. Check the track with a level before you order rollers.
Spring balance issues. A door with a weak or broken spring feels heavy. The opener strains. The rollers sound stressed because they are carrying more load than designed. Fix the spring first, then re-evaluate the rollers.
Opener drive gear stripped. The door moves in jerks, motor whines. The rollers are not the cause. The opener needs repair.
The line where DIY stops
Replacing the bottom rollers — the ones on the bottom fixture — is not a DIER job. The bottom fixture is under full cable tension. If you unbolt it, the cable releases violently. It can take fingers off, put a hole in the wall, or whip back and strike you. We have seen it. Do not do it.
Replacing the top roller on a door with a torsion spring is also a boundary. The top bracket holds the cable drum. Loosening it changes cable tension. If you do not know how to reset the drum and re-tension the cables evenly, the door will run crooked and the cables will jump the drums.
What you can do: Replace the intermediate rollers — the ones on hinges 2 through 5 on a standard door — if you have the door fully closed, the opener disconnected, and you support the door with a pair of locking pliers clamped on the track below the roller you are changing. One roller at a time. Nylon sealed-bearing rollers, correct stem length (usually 2 inches for residential, 3 inches for some commercial), correct wheel diameter (2 inches standard). Torque the stem nut to 80 inch-pounds. Lubricate the track lightly with PTFE spray, not grease — grease collects grit.

What a technician does on a roller call
We start with the door down, opener disconnected. We inspect every roller, every hinge, every track bracket, the cables, the springs, the opener drive. We do not just swap the noisy roller. A single bad roller usually means the others are the same age and same wear.
We replace rollers in sets — all ten or twelve per side — with nylon sealed-bearing rollers. We replace the hinges at the same time if the hinge holes are elongated. We check track alignment with a laser level and shim brackets as needed. We lubricate the track radius and the bearings with a PTFE-based lubricant that does not attract dust. We cycle the door ten times by hand, then ten times with the opener, checking force limits and travel limits. We verify the auto-reverse at the floor and the photo-eyes.
The call takes 60 to 90 minutes for a standard double door. Longer if the track needs straightening or the horizontal track is sagging — common in Richmond garages where the ceiling joists span 20 feet and the track hangs on perforated angle that bends over time.
What a roller replacement costs in Richmond
Number of rollers. A 16-foot double door has 24 rollers. A single 9-foot door has 20.
Roller grade. Sealed-bearing nylon costs more than unsealed steel, but lasts three times longer. We do not quote unsealed rollers.
Hinge replacement. If the hinges are worn, they add parts and labour. On a 20-year-old door, budget for hinges.
Track work. If the track is grooved or bent, straightening or replacing track sections adds time. Horizontal track replacement on a high-lift door is a half-day job.
Access. A door with a finished ceiling and insulation batts blocking the horizontal track takes longer to work on than an open-ceiling garage.

How to make the next set last
Lubricate the track radius and the roller bearings twice a year — spring and fall — with PTFE spray. Wipe off excess. Do not use WD-40 (it is a solvent, not a lubricant) and do not use grease (it traps sand and salt).
Wash the tracks once a year with a hose and mild soap. Salt from winter roads builds up on the vertical track, especially in Steveston and along No. 3 Road where the spray reaches the driveway. Rinse it off before it pits the track and the roller stems.
Check the door balance once a year. Disconnect the opener. Lift the door to waist height. Let go. It should stay put. If it crashes down or flies up, the springs are out of balance and the rollers are carrying extra load.
If you park close to the door, stop hitting the bottom section with your bumper. A bent bottom section throws the bottom rollers out of alignment and they wear in weeks.
When to call Up & Down Garage Doors
The door makes a new noise that lubrication does not fix in two applications. The door shudders at the radius. You see a cracked nylon wheel or a steel wheel with a flat spot. The door runs crooked in the track. The opener strains and the motor gets hot. You are selling the house and the pre-sale inspection flags the door.
