A garage door is the largest moving opening on your house. When a southeaster hits the coast, that opening becomes a liability. The wind does not need to tear the door off its hinges to cause damage; it only needs to push it far enough to break the seal, snap a cable, or bow a section. The prep takes twenty minutes and a flashlight. Do it before the forecast turns ugly.

Start with the door closed and the opener disconnected. Pull the red emergency release cord. You should be able to lift the door by hand with one arm, and it should stay put around waist height. If it crashes down or flies up, the spring balance is off. An unbalanced door puts double the load on the opener carriage and the top brackets — the two things most likely to fail when wind pressure adds sudden force.

Tracks and hardware: the fasteners that actually hold

Grab a 7/16-inch socket or wrench. Walk the vertical tracks from floor to flag bracket. Every lag bolt anchoring the track to the jamb should be snug. Not finger-tight. Not “looks okay.” Snug. The vibration of a 90 km/h gust works loose what your fingers cannot. Check the horizontal track bolts where they meet the angle iron, and the bolts holding the angle iron to the ceiling joists. If a lag spins freely in old wood, pull it, squirt wood glue into the hole, tap in a golf-tee shim, and drive the lag back in. It holds better than a raw bolt in stripped fir.

Rollers next. Steel rollers with unsealed bearings seize after one wet winter. Nylon rollers with sealed bearings roll quieter and last longer, but the stems bend if the door racks. Spin each roller with your fingers. It should turn freely for two full rotations. Grinding, flat spots, or side-to-side wobble means replace. While you are there, check the hinges. Number 1 hinges at the bottom carry the most load. Cracks usually start at the bolt holes. A cracked hinge lets the section sag, which misaligns the track, which pops a roller — chain reaction in thirty seconds of gust.

Weather seal: the barrier people forget

Bottom astragal. Vinyl stays flexible to -30 °C. Rubber goes hard at -10 °C and tears when the door hits frost-heaved concrete. If yours is rubber and more than two years old, swap it. The U-channel retainer takes a new bulb in five minutes. Cut the new bulb two inches long, fold the excess back into the channel ends, and crimp with pliers. That fold keeps the wind from peeling the seal up like a zipper.

Side and top stops. The vinyl fin should kiss the door face all the way around. Gaps at the top corners are common — the header bows up over time. Loosen the stop nails, shim the stop out with cedar shingles until the fin compresses 3 mm against the section, then re-nail with 1.5-inch galvanized siding nails. Do not caulk the gap. Caulk fails in one freeze-thaw cycle. Mechanical compression lasts years.

Springs and cables: do not touch, just look

Torsion springs above the door. Extension springs along the horizontal tracks. You are not adjusting them. You are looking for gaps between coils on a torsion spring — that is a broken spring waiting to unload. You are looking for frayed cables where they loop over the cable drums or sit in the bottom bracket. You are looking for rust lines running down the spring wire, which means the galvanizing is gone and the steel is fatiguing. If you see any of it, call a tech. A spring under 300 lb of torque removes fingers before you can react. That is not a warning. It is physics.

Opener settings that matter in a storm

Force and travel limits. The opener should reverse within two seconds of hitting a 2×4 laid flat on the floor. If it does not, the down-force is set too high. High down-force plus wind pressure bowing the bottom section inward equals a crushed panel or a bent track. Back the force down until the door reverses cleanly, then add one click. That is your storm setting.

Battery backup. If your opener is a LiftMaster 8500 or 87504, or a Chamberlain with the battery module, test it. Unplug the opener. Run the door three full cycles. If it hesitates or beeps angrily, the 12 V battery is dead. Replace it before the power goes out. A dead backup turns your automatic door into a 200 lb manual lift — dangerous on an icy driveway.

Photo-eyes. Clean the lenses with a microfiber cloth. Align them so the LED on the receiving eye is solid, not flickering. Condensation inside the housing means the seal failed. Replace the pair. They cost less than a service call and they are the only thing stopping the door from closing on a car, a bike, or a kid when the wind blows debris across the beam.

The night-before routine

When the warning hits Environment Canada:

  • Close the door. Lock the slide lock or throw the deadbolt if you have one. An unlatched door can be sucked open by negative pressure on the leeward side of the house.
  • Disconnect the opener if you expect an extended outage. The carriage lock on the trolley prevents the door from being pushed up by wind getting under the bottom seal.
  • Clear the floor area. A shovel, a salt bag, or a hockey net leaning against the door panels dents 24-gauge steel. Move it.
  • Check the floor drain if the garage has one. A blocked drain turns meltwater into a frozen lip that freezes the bottom seal to the concrete. Chip the ice before it forms.

When to stop DIY and call

You can tighten lags, swap seals, clean eyes, and test balance. You cannot safely replace a torsion spring, re-cable a drum, or straighten a bent flag bracket.
