The First Rule: Stop Using the Door
A garage door that has jammed, reversed, crashed down, or hung crooked is not a nuisance. It is a 200-pound moving wall held up by springs under extreme tension or cables that can snap like a whip. If the door is stuck halfway, off track, or making a sound you have never heard before, do not keep hitting the button. Do not try to “help” it by pulling or pushing. Disconnect the opener if you can reach the red cord safely. Leave the door exactly where it is.
Identify the Failure Mode Before You Touch Anything
Different failures demand completely different responses. Guessing wrong gets people hurt.
Broken torsion spring You heard a bang like a gunshot from the garage. The door will not move, or it jerks up six inches and stops. The spring barrel above the door shows a clean gap in the coil — that is the break point. The cables may be slack or dangling. This door is now dead weight. Do not pull the emergency release with the door closed; the full weight will crash down with no spring to counterbalance it.
Snapped lift cable One side of the door sags. The other side may still be tight, so the door sits crooked in the opening. The broken cable has either whipped back into the drum or fallen loose. The torsion spring is still wound and dangerous. Do not pull the emergency release. Do not stand under the door. The spring can unwind violently if the remaining cable lets go.
Door off track Rollers have popped out of the vertical or horizontal track. The door hangs at an angle, often jammed against the jamb. Forcing the opener will bend the track, shred the rollers, and possibly rip the door sections apart. If the door is partly open, it can collapse sideways without warning.
Opener failure — motor runs, door does not move The trolley carriage has disconnected from the door arm, or the drive gear inside the opener has stripped. The door itself may be fine. Pull the red emergency release cord only if the door is fully closed. If the door is open and the carriage has let go, the door will free-fall when you pull the cord.
Photo-eye or safety-sensor fault Door starts down, reverses, opener lights flash. Lenses are dirty, misaligned, or the wiring has been nicked by a weed whacker. This is the only common failure you can often fix yourself in five minutes with a soft cloth and a visual check.
What You Can Safely Check — In Order
- Power to the opener. Is the outlet live? Plug in a phone charger. GFCI tripped in the garage or laundry room? Reset it.
- Lock mode engaged. Some wall consoles have a vacation/lock button that disables remotes. Light blinking on the wall button? Hold the lock icon for three seconds.
- Photo-eyes. Both lenses clean? LED on each solid (not flickering)? Brackets not knocked crooked?
- Remote battery. Swap in a fresh CR2032 or 12V. Test the wall button — if it works, the remote is the issue.
- Manual operation — only if the door is fully closed. Pull the red cord. Lift the door by hand. It should move smoothly and stay around waist height when you let go. Heavy, binding, or crashing down means a spring or cable problem. Put the door back down, re-engage the opener, and stop.
That is the full DIY list. Past this point, you are guessing with hardware that can kill you.
Where DIY Ends — And Why
Torsion springs. The spring on a standard 16×7 door stores enough energy to throw a 150-pound technician across a garage. Winding bars slip. Cones fracture. The spring itself can explode into shrapnel. We do not teach homeowners to wind springs. We do not sell DIY spring kits. If the spring is broken, you call a tech.
Extension springs with no safety cables. Older single-car doors in 1960s–80s builds across Burnaby’s Edmonds and Southslope areas often still run extension springs. When one breaks, it becomes a projectile unless a safety cable runs through the center. If you see extension springs and no cable threaded through them, stay out of the line of fire.
Live cables under tension. A cable that looks slack may still carry tension from the wound spring. Cutting or unhooking it without controlling the spring first is how fingers are lost.
Doors off track with the opener still engaged. The opener will keep pushing. The track will peel off the wall. The door sections will buckle. Disconnect power to the opener at the ceiling outlet or breaker before you even think about straightening a track.
What the Technician Does on the Call
- Secures the door. C-clamps or locking pliers on the track below the bottom roller so the door cannot move up or down unexpectedly.
- Releases spring tension safely. Winding bars, proper fit, controlled unwind. One spring at a time on a dual-spring system.
- Replaces the failed component. Spring matched by wire size, inside diameter, and length — not by “heavy duty” or door weight alone. Cable replaced in pairs so both sides age together. Track realigned or replaced if bent.
- Re-tensions and balances. Door stays at half-open on its own. Opener force and limits reset to match the new balance.
- Safety test. Photo-eyes, auto-reverse on a 2×4 block, force sensitivity. The door must reverse on contact, not crush the block.
- Lubrication and hardware check. Hinges, rollers, bearings, brackets, opener chain or belt tension. Anything loose gets tightened. Anything worn gets flagged.
What determines emergency garage door repair pricing
- Spring type and cycle rating. Standard 10,000-cycle torsion springs cost less than 25,000- or 50,000-cycle upgrades. High-cycle makes sense if you use the door four or more times a day.
- Single versus dual spring. Converting a single-spring system to dual adds hardware and labor but eliminates the “door crashes if the one spring breaks” scenario.
- Cable length and drum size. Non-standard heights (common in Queens Park, New Westminster heritage homes) need custom-cut cables and sometimes custom drums.
- Track damage. Bent horizontal track from forcing an off-track door adds hours and material.
- Opener damage. Stripped gear kits are cheap; a burnt logic board or shattered carriage means a new opener.
- Time of call. After-hours and weekend rates apply. The parts cost the same; the labor rate does not.
Preventing the Next Emergency
- Monthly balance test. Disconnect opener. Lift door to waist height. Let go. It should stay. If it flies up or crashes down, the spring tension is wrong.
- Quarterly lubrication. Silicone or PTFE spray on rollers, hinges, springs, and bearings. Not WD-40. Not grease. Wipe excess.
- Annual visual cable check. Look for fraying at the bottom bracket and where the cable wraps the drum. Rust spots mean replace soon.
- Photo-eye alignment check. Bump the brackets with a broom handle? Realign them before they fail.
- Replace springs on cycle count, not calendar. 10,000 cycles is roughly seven years at four cycles a day. If you don’t know the age, assume it’s due.
