A residential garage door lasts 15 to 30 years. The opener lasts 10 to 15. The springs last 7 to 10. Those are the honest ranges for a door that gets opened two to four times a day in a coastal climate. The spread comes down to cycle count, maintenance habits, and whether the original builder installed a 25-gauge steel skin or a 24-gauge one.
Springs fail on cycles, not calendar
Torsion springs are rated in cycles — one cycle equals one full open and close. The industry standard is 10,000 cycles. At four cycles a day, that is roughly seven years. At two cycles a day, closer to 14. High-cycle springs rated at 25,000 or 50,000 cycles exist, and they are worth the extra money if you use the door as your main entrance.
Extension springs on older single-car doors follow the same math but fail differently. They stretch until they do not. When one snaps, the other is usually weeks behind. Replace them in pairs.
You cannot see cycle fatigue. A spring looks identical the day before it breaks and the day it snaps. The only reliable signal is age. If you do not know when they were installed, assume they are due.
Openers die from heat and vibration
Chain-drive openers last longer than belt-drive in raw years, but belt-drive stays quieter longer. The motor itself rarely quits. What fails first is the logic board — capacitors dry out, relays stick, and the radio receiver gets deaf after a decade of Vancouver humidity. The plastic drive gear inside the motor housing strips teeth around the 12-year mark, especially on heavier doors.
If your opener is 12 years old and the remote works from the driveway but not the street, the board is going. Replace the opener before it strands you. New units come with rolling-code security, battery backup, and smartphone control. The safety reversal system on a 2005 unit does not meet current force-test standards.
Rollers and hinges wear in silence
Nylon rollers with sealed bearings last 12 to 15 years. Steel rollers without bearings last half that. The difference is audible: steel rollers chatter. Nylon rollers whisper. When the whisper becomes a growl, the bearings are gone and the roller is skating flat-spotted on the track.
Hinges crack at the stamped holes. Number 1 hinges (the bottom ones) take the most load and fail first. A cracked hinge lets the panel bow outward under wind load. That bow pops the roller out of track.
Inspect rollers and hinges once a year. Wipe the tracks clean. Do not lubricate the tracks — dust turns grease into grinding paste. Lubricate the roller bearings, hinge pins, and spring coils with a light synthetic spray.
Cables fray where you cannot see them
Lift cables run over the drums at the top of the door. The wear point is hidden behind the drum flange, where the cable bends 180 degrees every cycle. By the time you see fraying at the bottom bracket, the cable has been compromised for months.
A snapped cable under tension whips like a bullwhip. It will cut through drywall, shatter a windshield, or take a finger off. If one cable is frayed, both are done. Replace them in pairs, and replace the bottom brackets at the same time — the bracket slots wear into sharp edges that accelerate the next failure.
Panels and weatherstrip: the climate tax
In Metro Vancouver, the wet-dry cycle works on wood doors like a pump. Paint fails, water enters, panels swell and delaminate. A maintained cedar door lasts 20 years. A neglected one rots at the bottom stile in eight.
Steel doors do not rot. They dent. A 25-gauge skin dents from a basketball. A 24-gauge resists it. Insulated doors with polystyrene or polyurethane cores hold up better because the core supports the skin. Non-insulated doors oil-can — the panels bow in and out with temperature — and that flex fatigues the paint.
Bottom weatherstrip lasts three to five years here. UV makes it brittle. Rodents chew it. When it fails, water runs under the door and into the wall cavity. Replace it when it stops sealing flat to the concrete.
The maintenance schedule that actually works
Monthly: Pull the emergency release. Lift the door manually. It should move smoothly and stay put at waist height. If it crashes down or flies up, the spring tension is wrong. Call a technician — adjusting torsion springs is not a DIER job.
Quarterly: Spray roller bearings, hinge pins, and spring coils. Wipe excess. Test the photo-eyes by waving a broom handle through the beam while the door closes. It must reverse instantly.
Annually: Check cable condition at the drums (use a flashlight and a mirror). Tighten all roller and hinge bolts — vibration loosens them. Check the opener chain or belt tension: 1/2 inch sag at mid-span for chain, finger-tight for belt.
Every 5 to 7 years: Have a tech rebalance the springs and inspect the drums, bearings, and center bearing plate. The plate cracks where the spring anchor bolts through. A cracked plate drops the spring assembly onto the header.
When to stop repairing and start replacing
If the door is 18 years old and needs springs, cables, and rollers in the same visit, you are buying a new door in pieces. A modern insulated steel door with 25,000-cycle springs, nylon rollers, and a belt-drive opener installed costs less than three major repair visits over five years — and it seals, quiets, and insulates better.
Wood doors with rot in the stiles or rails are not worth patching. The rot is deeper than you can see.
If the opener is pre-2013, it lacks the federally mandated secondary entrapment protection. That alone is reason to replace.
What shortens life in this climate
Salt air within five blocks of the water corrodes springs, cables, and hinge pins twice as fast. Rinse the hardware with fresh water twice a year if you live close.
Shaded north-facing garages stay damp. Mold grows on weatherstrip and rots the bottom panel of wood doors. Run a dehumidifier in the garage if it stays above 70 percent relative humidity.
Unheated garages see wider temperature swings. The door expands and contracts daily. That cycle fatigues paint, sealant, and the foam core of insulated doors.
The number to remember
Seven to ten years for springs. Ten to fifteen for openers. Fifteen to thirty for the door itself. Everything else fails in between. Track the install dates. When a component hits the top of its range, replace it on your schedule — not the door’s.
