Salt air does not care about your warranty. It lands on the door, sits in the joints, and starts working on the steel the same day the installer leaves. In Richmond, Delta, Ladner, and anywhere the wind comes off the water, a garage door that gets zero attention will show surface corrosion inside eighteen months. The springs go first. Then the rollers. Then the hinges. The panels last longest, but they go too.

You cannot stop the salt. You can slow it down enough that the door outlasts the opener.

Why coastal doors rot faster

The Fraser Valley traps marine air. Morning fog sits on the metal. Afternoon sun bakes it dry. That wet-dry cycle pulls salt deeper into the pores of the steel every time it repeats. Inland, a door sees maybe twenty wet-dry cycles a year. On the water, it sees that many in a month.

Galvanizing helps. So does factory paint. Neither is a force field. The zinc coating on a standard torsion spring is twelve to twenty microns thick. Salt spray eats five to ten microns a year in this climate. Do the math. A spring rated for ten thousand cycles fails on cycle six thousand because the wire cracked at a rust pit, not because it ran out of cycles.

Rollers are worse. The bearing seal is rubber. UV and ozone crack it. Salt gets in. The bearing seizes. The roller slides instead of rolls. That slide shreds the nylon tire and puts side load on the hinge. One seized roller takes three hinges with it before you hear the noise.

The monthly rinse — five minutes, no tools

Hook a garden hose to the outside bib. Spray the door top to bottom. Hit the tracks, the hinges, the spring cones, the cable drums, the bottom seal retainer. Do not pressure-wash. High water forces salt past the seals and into the bearing races. You want volume, not pressure. A fan nozzle at household pressure is plenty.

Rinse the inside of the tracks too. Salt dust settles there and stays damp. If you have a leaf blower, blow the tracks dry after. If not, let the sun do it. The goal is no standing moisture when the temperature drops.

Do this once a month from October through April. Twice a month if you are within two blocks of salt water. Skip it in July and August unless we get a week of onshore flow.

Lubrication: what, where, and what to avoid

White lithium grease on the spring coils. Spray it between the coils while the door is closed. Let it run down the wire. Wipe the excess off the shaft. Do not use WD-40. It is a solvent. It washes the factory lubricant out of the spring and leaves a dry film that holds salt.

Silicone spray on the roller stems and hinge pins. One quick burst each. Move the door by hand three times to work it in. Wipe the drips. Silicone does not attract grit the way oil does.

Chain or belt rail: two drops of 3-in-One oil on the rail where the trolley rides. Not the chain. The chain throws oil. The rail needs it.

Lock cylinders: graphite powder only. Oil gums up in cold weather and the key stops turning.

Do this every six months. Spring and fall. Put it on the calendar.

Hardware upgrades that pay for themselves

Standard rollers are steel stem, nylon tire, unsealed bearing. Upgrade to thirteen-ball sealed nylon rollers. The bearing seal keeps salt out. The nylon runs quieter. The stem is still steel — spray it with silicone at every lube interval.

Hinges: fourteen-gauge galvanized is the builder grade. Sixteen-gauge stainless exists. Costs three times as much. Lasts five times longer. If you are replacing hinges anyway, buy stainless. If the hinges are fine, leave them and keep them lubed.

Bottom retainer: the aluminum channel that holds the rubber seal. Salt eats the screws first, then the channel. Stainless screws are two dollars a bag. Change them now. When the channel rots, the seal flaps, the wind gets under the door, and the panels flex until they crack.

Cables: galvanized aircraft cable. Seven-by-seven or seven-by-nineteen construction. The nineteen-strand is more flexible, resists fatigue better, and the individual wires are thinner so a single pit does not take the whole cable. Ask for seven-by-nineteen when the cables are due.

Springs: powder-coated or epoxy-coated torsion springs cost twenty percent more. The coating adds a physical barrier over the galvanizing. In this climate, they buy you two to three extra years. Worth it on a double door. On a single, the labour is the same either way — just get the coated ones.

The annual once-over

Pick a dry Saturday. Disconnect the opener. Run the door by hand.

  • It should move with one hand on the bottom panel. Two hands means friction somewhere.
  • Listen. A healthy door hums. A click per revolution is a flat spot on a roller. A scrape is a track bolt backing out. A groan is a dry spring.
  • Check the cables. Fraying at the bottom bracket means replace now. Fraying at the drum means the drum is sharp or the cable is winding wrong.
  • Look at the spring coils. Gaps between coils mean the spring is relaxing. Rust pits mean it is cracking. Either way, plan the replacement before it snaps.
  • Tighten every track bolt, hinge bolt, and strut bolt. Vibration loosens them. A loose track bolt lets the track shift. A shifted track bends a roller stem. A bent stem destroys the roller.
  • Test the balance. Lift the door to waist height. Let go. It should stay. If it crashes down or flies up, the spring is wrong for the door weight. That is a spring job, not a maintenance job.

When to call a pro

Torsion springs. Cable replacement. Track alignment. Opener force-limit adjustment. Anything that puts your face near a loaded spring or your fingers in a pinch point. The spring on a sixteen-foot double door stores enough energy to throw a wrench through drywall. People lose fingers every year thinking they can wind a spring with vice grips.

If the door is twenty years old and the panels are delaminating at the bottom, no amount of maintenance fixes that. Replace the door. Modern sections have better seals, better insulation, and galvanized skins that are thicker than what went up in 2004.

A note on washers and dryers

If your laundry vents into the garage, the dryer exhaust coats the door in lint. Lint holds moisture. Moisture holds salt. Vent the dryer outside. If you cannot, wipe the door down quarterly with a damp rag and dry it. The lint trap on the dryer does not catch the fine aerosol that settles on the springs.

The routine in one list

Monthly: rinse, October to April. Semi-annual: lithium on springs, silicone on rollers and hinges, oil on rail, graphite in lock. Annual: disconnect opener, hand-test, listen, tighten, inspect cables and springs, check balance. As needed: stainless screws in bottom retainer, sealed rollers when rollers fail, coated springs when springs fail.

Salt wins eventually. The routine just makes it wait.
