What Richmond’s Climate Does to a Garage Door
Richmond sits on the Fraser River delta. That means wet winters, salt-laden air off the Strait of Georgia, and soil that shifts. A garage door here fights corrosion on hardware, stiff grease in cold snaps, and track alignment issues from ground movement. The maintenance schedule that works in dry interior BC falls short here. You inspect more often, you lubricate differently, and you watch the bottom seal and cables closer than you would in Surrey or Burnaby.
Monthly Checks You Can Do in Five Minutes
Disconnect the opener first. Pull the red emergency release cord so the door moves only by hand. If you skip this, a stuck roller or binding hinge can yank your fingers into the pinch point.
Lift the door manually to waist height and let go. A properly balanced door stays put. If it drifts down or flies up, the torsion spring is out of adjustment. That is not a DIY fix — the spring stores enough torque to break a wrist. Note the drift and call a tech.
Run the door up and down by hand. Feel for rough spots, grinding, or a sudden weight change. Listen for metal-on-metal screech (dry rollers), a rhythmic thump (flat-spotted roller), or a sharp snap (cable strand breaking). Any of those means the door needs service, not just lubrication.
Check the photo-eyes. They sit six inches off the floor on each side of the opening. Wipe the lenses with a dry microfibre cloth. Richmond’s low winter sun hits the west-facing sensor at 3 p.m. and can blind it — if the door reverses only in late afternoon, that is why. Adjust the bracket a few degrees inward.
Inspect the bottom weather seal. Salt air rots rubber fast. If the seal is cracked, brittle, or missing chunks, water and rodents get in. Replace it before the November rains. It slides into a retainer channel — ten minutes with a flathead screwdriver.
Quarterly Lubrication — What, Where, and With What
Use a PTFE-based spray or white lithium grease. Not WD-40. Not motor oil. Not chain lube. WD-40 is a solvent; it washes out the factory grease and leaves the metal drier than before. Motor oil slings off the rollers onto your car and the floor.
Rollers. Spin each roller with your fingers. If it does not spin freely, the bearing is shot — replace the roller, do not just spray it. Nylon rollers with sealed bearings last 12–15 years in this climate; steel rollers without bearings last half that. Spray the shaft where it meets the roller body, not the tire.
Hinges. Hit each pivot point. Wipe the excess so it does not drip on the panels.
Springs. Light coat along the coils. Do not soak them. The goal is to reduce coil-on-coil friction, not create a dust magnet.
Lock and latch mechanism. If your door has a slide lock or T-handle, work the grease into the bolt throw.
Opener chain or screw drive. If you have a chain-drive opener, a light wipe of white lithium on the rail where the trolley rides. Screw-drive openers need a dab of low-temp synthetic grease on the threads — standard grease hardens at -5°C and the opener will stall on a January morning.
Tracks. Do not lubricate the tracks. It attracts grit and turns into grinding paste. Clean them with a rag and brake cleaner instead.
The Annual Deep Check
Cables. Run your fingers along the full length, especially the bottom 18 inches where they sit in the bracket. Look for fraying, rust bloom, or a single strand standing proud. A cable fails without warning and the door becomes a 200-lb guillotine. If you see damage, stop using the door. Call for replacement.
Brackets and fasteners. The bottom bracket bolts, hinge screws, and track lag bolts loosen with vibration. Go around with a 7/16″ socket and 1/2″ wrench. Snug them — do not overtighten. The flag bracket on the torsion spring anchor pad is critical; if it shifts, the spring unseats.
Roller stems. Wiggle each roller side to side. More than 1/8″ play means the stem is worn in the hinge. Replace the hinge and roller as a pair.
Opener force and travel limits. With the door reconnected, run a full cycle. The door should not slam the floor or stop short. If it does, adjust the down-limit screw on the opener body a quarter-turn at a time. Force adjustment: the door should reverse when you hold the bottom edge with moderate resistance (about 15 lbs). If it crushes your grip, the force is set too high — a safety hazard and a code violation.
Battery backup. If your opener has one (LiftMaster 8500W, 87504, Chamberlain B970, etc.), unplug the opener and try the remote. The door should open and close once. If it beeps and refuses, the 12V battery is dead. Replace it before a winter storm knocks out power.
Richmond-Specific Failure Patterns
Salt corrosion on torsion springs. The wire surface pits, creating stress risers. A spring rated for 10,000 cycles may snap at 6,000. You cannot see the pitting under the black coating. If the door is over seven years old and the springs are original, budget for replacement — it is cheaper planned than emergency.
Track spread on older homes. Steveston and Burkeville have garages built on pier foundations that settle unevenly. The tracks widen at the bottom, the rollers pop out, and the door jams halfway. A tech can shim the vertical track back to plumb, but if the slab has dropped more than 3/4″, the track needs re-anchoring to the wall, not just the floor.
Frozen bottom seal. After a wet night followed by a hard freeze, the rubber bonds to the concrete. Forcing the opener tears the seal or strips the trolley. Kick the bottom edge gently with your boot to break the bond before hitting the remote. Or pour a cup of windshield washer fluid along the seal the night before a freeze.
Condensation in the opener head. Unheated garages on the water (Terra Nova, West Cambie) see heavy condensation inside the motor housing. It corrodes the logic board. If your opener acts erratic after a damp spell — random reversals, light flashing, remote range drops — that is often the cause. A tech can conformal-coat the board; a new opener with a sealed housing is the permanent fix.
What You Should Not Touch
Torsion springs. The winding cones, center bracket, and cables are under 300+ ft-lbs of torque. A winding bar slipping is an ER visit. Adjustment, replacement, or conversion to a different spring size — all require calibrated winding bars, a vise grip on the torsion tube, and a clear escape path. Not a YouTube job.
Cable drums and set screws. The drum locks to the torsion tube with two set screws. If one backs out, the cable unwinds and the door crashes down. Only a tech should set and mark those screws.
Track bolts on the horizontal angle. The rear track hangers carry the full door weight when open. Loosening them without supporting the door lets the horizontal track drop — the door comes with it.
What a Maintenance Visit Covers That You Cannot
A proper service call does the monthly and quarterly list, plus:
- Spring tension calibrated with a torque wrench, not “feel”
- Cable drum alignment checked with a level on the torsion tube
- Opener force measured with a calibrated force gauge (CSA B354.2 requires 15 lbs max reversing force)
- Safety sensor alignment verified with a laser, not eyeballed
- Full hardware torque spec check — every lag bolt, hinge screw, and bracket bolt
- Lubrication with shop-grade synthetic that does not wash out in driving rain
- Written report with photos of any wear items approaching end of life
Cost drivers: door size (single vs. double), spring type (torsion vs. extension), opener model, and whether the tech finds seized rollers or cracked cables that need same-day replacement. A standard single-door tune-up runs one hour. A double door with 14-foot high-lift track and a jackshaft opener runs two. No shop quotes a price without seeing the hardware — anyone who does is guessing.
How to Stop the Cycle
Keep the tracks clean. Sweep the vertical tracks monthly. Grit is the enemy.
Wash the door. Salt film on panels and hardware accelerates corrosion. A garden hose and car-wash soap twice a year — spring and fall — adds years to springs, hinges, and rollers.
Run the door manually once a month. Even if you use the opener every day. The opener masks binding. Your hand feels it.
Replace the bottom seal before it fails. $25 in parts, ten minutes. A rotted seal lets water into the bearing plates and spring anchor — that is a $400 repair.
Schedule the annual visit in September. Before the wet season, before the cold snaps, before the emergency calls stack up. You get the tech’s best attention and you catch the salt damage early.
