Why a burning smell from your garage door is never normal
A garage door that smells like burning rubber, hot plastic, or ozone is telling you something is overheating right now. In Richmond’s wet climate, moisture accelerates the electrical and mechanical failures that produce these odours. The smell usually appears during or immediately after operation — that timing tells you which component is cooking.
The five sources that create the smell, ranked by how often we see them
1. Opener motor windings overheating
The motor housing gets hot when the door is heavier than the opener was rated for, or when the motor runs too long because the door binds partway. You will smell hot varnish — sharp, electrical, almost sweet. The motor’s thermal overload should trip and shut it down, but a failing overload lets the windings cook. Richmond homes with original 1980s openers on newer, heavier insulated doors are prime candidates.
2. Drive belt or chain slipping under load
A loose belt chirps first, then squeals, then smells like burning rubber when it finally glazes over and loses grip. A chain smells more like hot metal and oil when the sprocket teeth wear and the chain jumps. Both mean the opener is fighting resistance it shouldn’t have to fight. Check the belt tension first — thumb pressure should deflect it about half an inch at mid-span.
3. Capacitor failure on the motor start circuit
The start capacitor gives the motor its initial kick. When it dries out or shorts internally, it vents electrolyte — that smells like burnt fish or hot plastic. The opener usually hums but does not move, or moves an inch and stops. You can sometimes see a bulged or leaking can on the logic board. Do not touch it; capacitors hold a charge after power is cut.
4. Roller bearings seizing and melting nylon
Sealed nylon rollers last 10,000–20,000 cycles. When the bearing seizes, the roller stops turning and skids along the track. The nylon tire melts, smears onto the track, and smells like burning plastic. You will see black streaks on the vertical track and feel flat spots on the roller by hand. Steel rollers with unsealed bearings fail differently — they grind metal-on-metal and smell like hot iron.
5. Wiring insulation melting at a loose connection
A loose wire nut or terminal block creates resistance. Resistance creates heat. Heat melts the insulation back from the connection, which increases resistance further. The smell is acrid, chemical, distinct from rubber or oil. You may see discoloured insulation at the opener’s power feed, the wall-button wire, or the safety-sensor splice. This is a fire hazard — kill power at the breaker until it is repaired.
How to tell which one you have without guessing

What you can safely check yourself — in order
- Kill power at the breaker. Not the opener’s plug — the breaker. Verify the opener is dead by pressing the wall button.
- Pull the emergency release and move the door by hand. It should glide smoothly, stay put at halfway, and require no more than 10–15 lbs of force. If it binds, catches, or feels heavy, the problem is mechanical — springs, cables, rollers, or track — not the opener. Stop here and call a tech.
- If the door moves freely, inspect the rollers. Spin each one with your fingers. Any that drag, wobble, or have flat spots are the source. Nylon rollers are a DIY swap if you are comfortable on a ladder; steel rollers with pressed bearings are not.
- Check belt or chain tension at the opener rail. A belt should deflect ½ inch under thumb pressure. A chain should have about ¼ inch sag at mid-span. Adjust per the manual if you have it; otherwise leave it.
- Look at the wiring where it enters the opener and at the wall-button terminals. Browned insulation or melted plastic means an electrician or garage-door tech needs to remake those connections.
- Sniff the motor housing after a single short run (10 seconds max). If the smell comes from there, the motor or capacitor is the issue. Neither is a DIY repair on a live circuit.
The line where DIY stops — be blunt about it
Torsion springs store enough energy to take fingers off, break wrists, and kill. If the door is heavy, binding, or the spring is visibly gapped, you do not touch the spring, the cable drums, the center bearing plate, or the cables. You do not “just add a quarter turn.” You call a technician.
Live 120 V wiring inside the opener housing can arc across a failed capacitor or a carbon-tracked logic board. If you are not qualified to work on energized equipment, you do not open the motor cover.
Richmond’s building stock — particularly the 1970s–90s homes in Broadmoor, Steveston, and Hamilton — often has original hardware on doors that have been insulated or replaced with heavier sections. The opener was never resized. That mismatch is the root cause in more than half the burning-smell calls we run.
What a technician checks on a burning-smell service call
- Verifies door balance with the opener disconnected. If the door fails the balance test, the spring system is adjusted or replaced first — no point diagnosing an opener that is fighting bad physics.
- Tests opener force and limits under load. Modern openers log cycle counts and force profiles; a tech reads those to see if the motor has been overworking for months.
- Inspects every roller, hinge, cable, and bearing for the drag that caused the overheating. The smell is a symptom; the drag is the disease.
- Replaces the failed component — motor, capacitor, belt, rollers, wiring — and then runs a full cycle test with force verification.

What drives the cost — no invented numbers
- Roller replacement: parts plus labour per door. Nylon rollers cost less than steel; 10-roller doors cost more than 8.
- Belt or chain kit: kit price plus one hour labour. Belt-drive units need the specific belt for that rail length.
- Capacitor or logic board: board price varies wildly by brand and age; some 20-year-old openers have boards that cost more than a new opener.
- Motor replacement: rarely done alone; usually the whole opener is replaced because the labour is identical and the warranty covers the unit.
- Spring rebalance: if the door was never rebalanced after insulation or panel replacement, that labour is separate from the opener repair.
How to keep the burning smell from coming back
- Lubricate rollers, hinges, and springs every six months with a PTFE or silicone spray — not WD-40, not grease. Grease collects grit and accelerates wear.
- Test door balance annually: disconnect the opener, lift to waist height, let go. It should stay. If it falls or flies up, the springs need adjustment.
- Replace rollers proactively at 15,000 cycles or when you hear the first rumble. Nylon rollers are cheap insurance.
- Right-size the opener when you replace the door. A 16-foot insulated double door needs a ¾ HP or 1 HP opener, not the ½ HP that came with the builder-grade door.
- Keep the opener vents clear. Spiders, dust, and insulation debris block airflow and cook the motor.
