Most residential garage doors in Richmond need a full professional service once a year. If the door cycles more than four times a day — common in households with two commuters — or sits within a few blocks of the Fraser River where salt air accelerates corrosion, move that to every six months. The interval is driven by cycle count and environment, not the calendar.

A service visit is not a lubrication spray and a visual once-over. It is a systematic check of spring tension, cable integrity, roller condition, track alignment, opener force limits, and safety-reversal function. Skipping it does not save money. It shifts the cost from a predictable maintenance visit to an emergency spring replacement or a cable that snaps at 6 a.m. on a Monday.

What a proper service actually covers

The technician disconnects the opener and runs the door by hand. It should move smoothly, stay put when stopped halfway, and require no more than 15 pounds of force to lift. That balance test tells you whether the torsion spring is still doing its job or has lost tension to metal fatigue.

Next: cables. The tech pulls the bottom brackets away from the door face and inspects the full length of each cable for fraying, kinks, or corrosion at the drum. A cable that looks fine at eye level often hides broken strands where it wraps the drum — the spot that fails first.

Rollers come next. Steel rollers with unsealed bearings grind flat after 15,000 cycles. Nylon rollers with sealed bearings last twice as long but crack in cold snaps. The tech spins each roller by hand. Any drag, wobble, or metal-on-metal sound means replacement.

Track alignment gets measured, not eyeballed. A 16-foot double door on a Broadmoor or Hamilton property can drift 3/16 inch out of plumb over a season. That is enough to bind rollers and shred weatherstripping. The tech checks vertical plumb, horizontal level, and the critical 1/8-inch gap between roller flange and track wall.

Opener force and limits are set with a calibrated door-force gauge, not the “adjust until it feels right” method. Down-force should reverse on 15 pounds of resistance. Up-force should stop the door if it hits an obstruction. Travel limits must leave the bottom seal compressed 1/4 inch against concrete — no daylight, no gap.

Safety reversal is tested two ways: a 2×4 laid flat on the floor (mechanical) and a beam-break across the opening (photo-eye). Both must reverse the door within two seconds. If the photo-eyes are mounted higher than six inches off the floor, they are not compliant and will not catch a child or pet.

Hardware torque: every lag bolt, hinge bolt, and track bolt gets checked with a torque wrench. Vibration from daily cycles loosens them. A loose track bolt on a 200-pound door section is a failure waiting to happen.

Lubrication is last — silicone on rollers and hinges, light oil on springs and bearing plates, nothing on tracks. Grease on tracks collects grit and acts like grinding compound.

Townhome and strata complexes in City Centre and Oval Village. Strata corporations often mandate annual service for fire-rated common-area doors. For your private garage, the strata may restrict technician access hours or require insurance certificates. Factor that scheduling friction into your timing — book two weeks ahead.

Older stock in Brighouse and Terra Nova. Homes built 1970s through 1990s often still carry original hardware. Extension-spring systems on single-car doors are common. They lack the safety cables that prevent a broken spring from becoming a projectile. If your door runs extension springs, service includes verifying safety cables exist and are intact. If they are missing, that is an immediate repair, not a maintenance item.

New builds in Burkeville and Bridgeport. Builder-grade openers and 10,000-cycle springs are standard. The opener lasts 10–12 years. The springs last 7–9 years at four cycles a day. First service at the two-year mark catches early spring relaxation and opener limit drift before they become failures.

What you can check yourself — and what you cannot

Monthly, you can:

  1. Pull the emergency release and lift the door manually. It should move freely and stay at waist height. If it crashes down or flies up, the spring is out of balance. Call a tech.
  2. Wipe the photo-eye lenses with a dry microfiber cloth. Spider webs and dust cause false reversals.
  3. Listen. A new sound — grinding, popping, a single loud snap — is information. Note when it happens (opening, closing, halfway) and tell the tech.

Quarterly, you can:

  1. Apply silicone spray to roller stems and hinge pivots. Wipe excess. Do not spray tracks.
  2. Inspect the bottom seal for tears or hardening. A cracked seal lets water onto the concrete and salt onto the bottom brackets.

Never:

  1. Adjust torsion spring tension. The winding cone carries 200+ foot-pounds of torque. A slipping winding bar breaks wrists, faces, and skulls.
  2. Remove bottom brackets while the door is closed. The cable tension is live. The bracket becomes a missile.
  3. Disconnect safety cables on extension springs. They are the only thing keeping a broken spring inside the garage.
  4. Stand under a moving door to “test” the auto-reverse. Use the 2×4.

What the technician does that you cannot

The tech brings a torque wrench calibrated in inch-pounds, a door-force gauge calibrated in pounds, a spring winding bar set matched to your cone size, and a cable tensioning tool. They carry replacement cables, rollers, bearings, and safety cable kits on the truck.

They measure spring wire diameter, inside diameter, and length to calculate the exact replacement spec — not “close enough.” A 0.2253-inch wire spring swapped for a 0.2343-inch wire spring changes the lift by 18 pounds. The door will not balance. The opener will burn out.

They check the opener’s logic board for cold-solder joints and capacitor swell — common failure points on LiftMaster and Chamberlain units after eight years in damp coastal garages. They verify the battery backup holds a charge under load, not just open-circuit voltage.

They inspect the header bracket and spring anchor plate for lag-bolt pullout. In Richmond’s newer builds with engineered lumber headers, the original 3/8-inch lags often spin in the lam beams. The fix is 1/2-inch through-bolts with washers and nuts on the back side. That is not a DIY repair.
