Do garage doors auto-reverse in Richmond?

No. Any garage door with an opener manufactured after January 1, 1993 must have two independent auto-reverse systems — a photo-eye beam and a force-sensing mechanism — to meet UL 325 and Canadian electrical code. Doors installed before that date, or doors that have never had an opener, are not required by law to retrofit them. That does not make them safe.

What the Law Actually Requires

The 1993 UL 325 revision changed the standard from “recommended” to “mandatory” for residential operators sold in Canada and the U.S. Every opener shipped after that date must include:

  1. Photo-eye sensors mounted no higher than six inches above the floor on each side of the opening. If the infrared beam is broken while the door is closing, the door must stop and reverse within two seconds.
  2. Force-sensing reversal built into the opener’s logic board. If the door encounters resistance — a child, a bicycle, a trash can — before the beam is broken, the motor must sense the extra current draw and reverse.

Both systems must be present. A door with only one fails the standard.

Commercial and industrial operators fall under UL 325 Section 2.2 and have different entrapment-protection requirements — typically monitored sensing edges or light curtains — but the principle is the same: no single point of failure can allow a door to close on an obstruction.

The Richmond Housing Stock Reality

Richmond’s housing stock splits roughly three ways, and each segment has a different auto-reverse profile.

Pre-1990s single-family homes — Broadmoor, Steveston, Hamilton, and the older parts of Brighouse — often still carry the original operator. A Chamberlain Sears Craftsman from 1988 has no photo eyes. It may have a crude force adjustment knob on the back, but that knob is calibrated by feel, not by a monitored circuit. If the spring tension drifts or the rollers bind, the force limit you set in July is wrong by December.

1990s through 2000s builds — Terra Nova, Seafair, Ironwood — were wired for openers during construction. The openers installed then meet the 1993 standard, but the photo eyes are frequently the original units. Thirty years of Richmond’s wet winters and road-salt spray corrode the lens covers and the low-voltage wiring at the floor. A green LED on the sender does not prove the receiver sees the beam; it only proves the sender has power.

Post-2010 townhome and duplex clusters — especially along the No. 3 Road corridor and in West Cambie — have newer operators with monitored photo eyes and battery backup. These are the most likely to pass a proper test today, but they are also the most likely to have had their sensitivity settings tweaked by a well-meaning homeowner trying to stop “nuisance reversals” caused by misaligned tracks.

How to Tell What You Have in Two Minutes

Stand inside the garage with the door fully open. Look at the vertical tracks about six inches off the floor.

  1. Two small boxes with lenses facing each other — you have photo eyes. Note the brand and whether the LEDs are steady (aligned) or blinking (misaligned or dirty).
  2. Nothing at floor level — you have no photo-eye system. If the opener is post-1993, the eyes were removed or never wired. If the opener is pre-1993, they were never required.
  3. A rubber or vinyl strip along the bottom edge of the door with wires running up the track — that is a monitored sensing edge, common on commercial doors and some high-end residential retrofits. It replaces the photo-eye requirement but must be tested differently.

Check the opener’s motor head for a manufacture date sticker. If it is missing, the model number on the side of the rail or the back of the remote will date it within a year or two.

The Test That Matters — And the One That Doesn’t

The block test — placing a 2×4 flat on the floor under the door and closing it — tests only the force-sensing reversal. A door can pass the block test and still crush a child’s leg because the force threshold is set too high. The block test is necessary but not sufficient.

The beam-break test — waving a broom handle through the photo-eye beam while the door is closing — tests only the photo eyes. It does not prove the force sensor works.

You need both. Run the door through a full close cycle. Break the beam at the midpoint. The door must stop and reverse within two seconds. Then place a 2×4 flat on the floor, centered, and close the door again. It must reverse on contact without bending the board. If either test fails, the door does not meet the standard it was built to.

Do not test with your foot. Do not test with a cardboard box. The force sensor measures motor current; a light box may not draw enough current to trigger reversal before the door bottoms out.

Where the Systems Fail in This Climate

Richmond’s climate attacks auto-reverse three ways:

  1. Condensation on photo-eye lenses — From October through March, the temperature swing between the heated garage and the cold slab fogs the lenses every morning. A film of moisture scatters the infrared beam. The opener sees “obstruction” and refuses to close, or sees nothing and closes anyway. Wipe the lenses with a dry microfiber cloth weekly in winter.
  2. Corroded low-voltage wire at the floor — The 22-gauge bell wire running along the slab wicks water and road salt. Green corrosion at the wire nuts or the sensor terminals increases resistance until the opener reads “beam blocked” permanently. Splice in fresh wire with gel-filled connectors and run the new leads in PVC conduit along the wall, not on the slab.
  3. Cold-stiffened grease on rollers and hinges — At -5 °C, standard lithium grease turns to paste. The door requires 30–40 % more force to close. The force sensor, calibrated in September, now sees normal operation as an obstruction and reverses — or the homeowner cranks the force limit up, defeating the protection. Switch to a synthetic low-temperature grease rated to -40 °C and re-calibrate the force setting after the first cold snap.

When to hire a pro for auto-reverse

You can clean lenses, tighten wire nuts, and lubricate rollers. You cannot safely:

  1. Adjust the force limit beyond the manufacturer’s marked range — The adjustment screw has a physical stop. Forcing it past that stop removes the last layer of entrapment protection.
  2. Bypass the photo eyes — Jumping the sensor terminals with a wire nut is a code violation and a liability nightmare. If that door closes on someone, your insurance will deny the claim.
  3. Replace a logic board on a pre-1993 opener — No replacement board adds monitored photo-eye inputs to a chassis that was never designed for them. The opener must be replaced.
  4. Repair a damaged sensing edge — The monitoring circuit relies on a precise resistance value. Splicing the conductive strips changes that value. The edge must be replaced as a unit.

What a technician checks for auto-reverse

  1. Verify the opener manufacture date and confirm which UL 325 revision applies.
  2. Test both reversal systems with calibrated weights and a beam-break tool — not a broom handle.
  3. Measure photo-eye alignment with a laser level; the beam must be parallel to the floor within ±1°.
  4. Check the sensing-edge resistance (if equipped) with a multimeter against the manufacturer’s spec.
  5. Inspect the bottom seal and door balance — a heavy, unbalanced door fools the force sensor every time.
  6. Re-calibrate force limits with the door at operating temperature, not fresh from the sun.
  7. Document the results on a UL 325 compliance checklist you can keep for insurance or resale.

Factors that affect auto-reverse repair cost

If the opener is post-1993 and the photo eyes are simply misaligned or corroded, the repair is a service call plus wire and connectors — typically under two hours. If the logic board has failed, board plus labour runs higher. If the opener is pre-1993, the only compliant path is a full operator replacement with a modern unit that includes battery backup and Wi-Fi monitoring. The door itself does not need to change unless the track geometry prevents proper sensor mounting.

How to prevent auto-reverse failures

  1. Monthly: Run both tests. Takes ninety seconds.
  2. Quarterly: Wipe photo-eye lenses, check wire routing, lubricate rollers with synthetic grease.
  3. Annually: Have the force limits verified with a calibrated weight. Spring tension changes with cycle count; the force limit that worked at 5,000 cycles is wrong at 8,000.
  4. Every 10–12 years: Replace the opener. Logic boards, capacitors, and motor windings degrade. A 2014 opener in 2026 is living on borrowed time.
