The bottom seal is the only thing between your garage floor and the driveway. When it flattens, cracks, or pulls away from the ends, you get water, leaves, cold air, and rodents. Most residential doors use one of three retainer systems. Knowing which you have before you buy saves a return trip to the hardware store.
How to tell the seal is done
Rubber hardens over time. Press your thumbnail into the bulb — if it does not spring back, the compound has lost its plasticizers. Look for cracks along the bottom edge, gaps at the corners where the seal has shrunk, or a flat profile that no longer compresses when the door closes. Light visible under the closed door at midday is the simplest test. If you see a line of sun, the seal is not sealing.
The three retainer styles you will see on houses
T-style (T-astragal)
A metal or PVC channel runs the full width of the door bottom. The seal has a T-shaped spine that slides into the channel. Standard channel widths are 1/4 inch, 3/8 inch, and 1/2 inch. Measure the channel mouth with calipers or a steel rule — guessing by eye gets you the wrong spine. The seal pulls out toward the front of the door. If the channel is bent from a car bumper tap, straighten it with a crescent wrench before you feed the new seal; a kinked channel will hang up the spine halfway across.
Bulb seal with round bead
Common on Clopay, Amarr, and Wayne Dalton doors. The retainer is a U-shaped aluminum extrusion with a round groove. The seal has a round bead — usually 1/4 inch or 5/16 inch diameter — that snaps into the groove. No tools needed for removal; grab the bead with pliers and pull. Installation is the reverse: start at one end, seat the bead, and work across. If the bead pulls out of the groove when the door operates, the groove walls have spread. Pinch them back together with channel-lock pliers every 18 inches.
Bead-and-hook (P-style)
Older wood doors and some steel doors use a metal angle with a hooked lip. The seal has a bead on one side and a flat flange that hooks over the lip. You slide the bead into the channel, then flip the flange over the hook. It fights you. Spray the channel with silicone spray first. Feed from the hinge side so the flange tucks under the hook as you go. If the metal angle is rusted through, the seal will not hold — replace the retainer angle, not just the rubber.
Measuring for the replacement
Width first. Measure the door opening, not the old seal. The old one has shrunk. Add 2 inches — you will trim the excess after installation. Height (bulb size) next. Close the door on a piece of cardboard. Measure the gap between the door bottom and the floor at the center and both ends. Take the largest number. That is the compressed height you need. Buy a bulb rated 1/8 inch taller than that gap so it compresses slightly. Too tall and the door will not close fully; too short and it leaks.
Vinyl stiffens at 5 °C and cracks. PVC is cheaper and shows it. Spend the extra four dollars per length for EPDM.
Installation sequence that works
1. Raise the door and clamp vice-grips on the track below the bottom roller on each side. The door will not fall. 2. Remove the old seal. Clean the channel with a wire brush and shop vac. Debris left in the channel creates high spots that prevent the new seal from seating. 3. Lay the new seal in the sun for 20 minutes. Warm rubber feeds easier. 4. Feed the seal. T-style: push the spine in with your thumb, advancing 6 inches at a time. Bead types: seat the bead at one end, then roll the seal into the groove with the heel of your hand. 5. Trim the excess with a utility knife. Leave 1 inch past the retainer ends — it seals the corners better than a flush cut. 6. Remove the vice-grips. Cycle the door three times. Watch the seal at the corners. If it rolls out, the channel is spread — pinch it tighter.
Common mistakes
Buying “universal” seal without measuring the channel. There is no universal. Using dish soap as lubricant. It dries and gets sticky. Silicone spray or dry PTFE only. Forgetting the vice-grips. A 16-foot door with a broken spring will crush fingers. Installing the seal upside down. The bulb faces the floor. The flat side or flange faces the door.
When the retainer is the problem
If the aluminum retainer is bent, corroded, or the grooves are worn wide, a new seal will not fix the leak. Cut with a hacksaw, drill 3/16-inch holes 12 inches on center, and fasten with self-tapping Tek screws. Seal the screw heads with a dab of polyurethane caulk so they do not rust and streak the door.
A note on threshold seals
A vinyl threshold screwed to the concrete works with the bottom seal, not instead of it. The door compresses the bulb against the threshold. Use concrete screws with a 1/4-inch hex head — Phillips strips out in concrete. Run a bead of construction adhesive under the threshold before you screw it down. It stops water from wicking underneath.
One more thing
Check the bottom brackets while you are down there. The cable loops over the bracket pin. If the bracket is bent or the pin is grooved, the cable will fray at that spot. Replace the bracket now. Waiting for the cable to snap costs a service call and a Saturday morning.
